Chikhali Real Estate Market Update.
The "March 2026" Market Update
Chikhali has become the "Affordability Champion" of Pimpri-Chinchwad as of March 2026. While luxury developments have taken over Pimpri and Akurdi, Chikhali remains the primary destination for first-time homebuyers and professionals working in the industrial belts of Talawade, Bhosari, and Chakan.
However, the area is currently undergoing a massive administrative "cleanup" to prepare for its next phase of urban growth.
Chikhali offers some of the most competitive rates in North Pune, making it a hotspot for "budget-luxury" townships.
Average Capital Value: ₹5,500 – ₹7,400 per sq. ft.
Segment Dynamics: You can find 1 BHKs starting at ₹30 Lakhs, while premium 2 BHKs in branded townships range from ₹45 Lakhs to ₹60 Lakhs.
Rental Market (Monthly):
1 BHK: ₹11,000 – ₹14,000
2 BHK: ₹17,000 – ₹23,000
3 BHK: ₹25,000 – ₹32,000
Demand is very stable, driven by "industrial stability" from the nearby Chakan MIDC workforce.
2. Infrastructure: The Town Planning (TP) Revolution
The most significant news in Chikhali this month is the PCMC’s aggressive push for Town Planning Schemes:
Chikhali-Kudalwadi TP Scheme: PCMC has notified a massive 380-hectare TP scheme. As of March 2026, the authorities have conducted demolition drives against unauthorized structures to clear land for planned 24-meter and 30-meter wide DP roads, parks, and amenity spaces.
Ring Road Connectivity: Chikhali is a major beneficiary of the MSRDC Outer Ring Road. With land acquisition mostly complete in this sector, the connection to the Mumbai-Pune Expressway is becoming a physical reality, which is expected to reduce travel time to Navi Mumbai to roughly 60 minutes.
Spine Road Upgrades: The Spine Road remains the lifeline of Chikhali, connecting it to the Moshi Exhibition Centre and the Nigdi Metro station (which is currently under construction).
