Pune Camp Real Estate Market Update.
The "March 2026" Market Update.
Pune Camp is the historic "soul" of the city. As of March 2026, it remains one of Pune’s most exclusive and supply-constrained markets. While other areas like Baner or Kharadi are expanding horizontally, Camp is a "vertical-redevelopment" and "heritage-preservation" zone managed largely by the Pune Cantonment Board (PCB).
Here is the 2026 status report on Pune Camp:
1. Market Pricing & Segments (March 2026)
Property in Camp is divided into two distinct worlds: historic low-rise bungalows and high-ticket new redevelopments.
Average Capital Value: ₹14,000 – ₹23,000 per sq. ft.
The Luxury Peak: In high-end redevelopments (especially near Agarkar Nagar or East Street), rates are breaching ₹25,000 per sq. ft.
Ticket Sizes (2026 Averages):
2 BHK: ₹1.4 Cr – ₹1.9 Cr
3 BHK: ₹2.5 Cr – ₹4.5 Cr
4 BHK/Penthouses: ₹5 Cr – ₹12 Cr+
Rental Yields: High demand but low supply keeps yields around 3.5% to 4.5%. A premium 3 BHK can rent for ₹65,000 to ₹95,000 per month.
2. Infrastructure & The "Metro Connectivity" Era
For the first time in its history, Camp is becoming a transit-oriented hub:
Metro Phase 2 Expansion: The newly approved Kharadi-Swargate-Khadakwasla corridor (Feb 2026) is a game-changer. Proposed stations at MG Road and Fashion Street will finally link Camp to the IT hubs of the East and the residential belts of the West.
The "MG Road" Pedestrianization: Following several pilot projects, parts of MG Road and East Street are seeing more organized pedestrian-friendly "Smart City" upgrades, though traffic management remains a challenge for the PCB.
Connectivity Hub: Being centrally located, Camp residents are within 10 minutes of the Pune Railway Station and the Shivajinagar Hub, which are now fully integrated with Metro Line 3 (Hinjewadi-Shivajinagar).
